Squamish Overall Real Estate Market Overview (Q1 2026)
The Squamish real estate market in Q1 2026 has shown resilience and growth, despite some an anticipated slow winter season. Overall, sales are steady, and prices have seen a modest but steady increase throughout 2025. Inventory remains on the lower side across all property types, indicating a competitive market, though some segments - like condos - are seeing an increase in listings and a movement towards a buyers market. Days on market have started to decline across townhome & detached segments, suggesting that properties are selling more quickly than in previous years - but more likely that the winter season is - as is quite normal - particularly stagnant, with sellers and buyers waiting for the frothy spring market to take action.
Single-Family Homes
Inventory decreased by 4% year-over-year, while the median sale price increased by 6%, reaching approximately $1.67 million. Overall home values for single-family residences have risen by 15% this year.
Townhomes
Sales for townhomes saw a slight increase of 4%, with median sales prices also rising by 6%. Inventory for townhomes increased by a modest 12%, largely attributed to recent seasonal trends.
Apartments
The apartment market experienced a significant surge, with sales climbing by 31%, counteracting provincial and national trends. Median prices rose by 8%, and inventory increased by 33% year-over-year.
The market is Squamish continues to outperform much of the province in sales activity, even with limited supply.
Britannia Beach: Historic Charm Meets Ocean Views
Vibe & Characteristics
Once a mining town, now a mountainside gem — Britannia Beach has reinvented itself without losing its soul. The heritage buildings that once powered industry now power local life: a daycare that gives locals priority, an ice cream shop that always has a line on sunny days, a general store with surprisingly great wine, and a wood-fired pizzeria where weekends seem to gather. It’s a tight-knit coastal village where history meets a slower, more intentional pace — framed by the mountains and Howe Sound just beyond your doorstep.

Real Estate Snapshot
Once a thriving mining town, Britannia Beach has quietly evolved into one of the Sea to Sky’s most charming coastal communities. Over the past decade, a wave of new family homes has joined its heritage streets — blending clean, modern design with timeless character. Homes here often feature open layouts, energy-efficient touches, and views that spill over Howe Sound. It’s a place where the past and present live comfortably side by side — and somehow, it just works.

Oh, and one more thing - for the significant others still commuting to the city - Britannia Beach offers a very agreeable meet in the middle with a cool 35 minute commute south to the city.
The recent Britannia Village development completed in 2024 by Adera Development added 73 modern townhomes, enhancing the community's housing options.
Many homes, particularly in the Upper and Lower Crescent areas, are built on hillsides, offering stunning panoramic ocean views and often include in-law suites, perfect for multi-generational living.
Future Developments
Britannia Beach is poised for significant growth with exciting new projects on the horizon.
Coming soon to Britannia’s southern edge: a game-changing surf and lifestyle community. The South Britannia Surf Park, approved in May 2025 with construction slated for 2026, will introduce Canada’s first Wavegarden surf park and more than a thousand new homes. Designed to blend seamlessly with the surrounding landscape, the project will redefine Britannia Beach as both a premier destination and a place to call home — where waves meet wilderness and every day feels like a getaway.
Amenities & Dining
The village at Britannia Beach is not so quietly becoming the go to place for everything trendy. Home to the Britannia Mine Museum, art galleries, and a trading post. Keep your ear to ground for amazing pop-ups or stop in to visit the general store, Copper & Fern Boutique, Kawartha Dairy, and Arka Yoga Collective. Notable restaurants include Copper Beach Bar + Kitchen, Outbound Station, and the stunning Autostrada Oyster Bar & Grill located in the restored historic School House. Don't forget a treat at Beaucoup!
Outdoor Paradise
Britannia Beach is a gateway to numerous outdoor activities. Popular attractions include Murrin Provincial Park and the Britannia Beach Lookout, offering panoramic views of Howe Sound. Outdoor enthusiasts enjoy rock climbing at Seal Cove, hiking and climbing the Stawamus Chief, exploring Shannon Falls, and scrambling Sky Pilot. Water activities like boating, fishing, and relaxing on hidden beaches complete the experience.

Valleycliffe: Family-Friendly Living at the Base of the Chief
Community Character
Valleycliffe sits where Squamish’s story really began — at the base of the Chief, along the Stawamus River, and steeped in the character of “old Squamish.” It’s the kind of neighbourhood where you’ll find family homes with real yards, locals who’ve been here for decades, and trails that start just steps away. Between the local shops, schools, and that unmistakable small-town heartbeat, Valleycliffe keeps the classic Squamish spirit alive and well.
Real Estate Market
Predominantly features large family homes, with newer developments like (the ultra luxe) Crumpit Woods adding to the housing stock. Lots tend to be flatter and more level than in some of the more northern neighbourhoods, making them ideal for families with young children.

The area has a convenient shopping area that includes a general store, post office, and a café, along with good public transit and walkable grocery stores. There is also a Waldorf School located in Valleycliffe, offering a holistic learning experience from K to grade 8.
Dining Highlight: The Backyard Squamish, voted best pub in Squamish, is a locals favourite - with Smokebluffs coffee house serving in the morning/afternoon and the pub picking up the slack in the afternoons and evenings - this is the 'Cheers' of Squamish. It's one of the editors favourites - though he remains winless at Trivia on Wednesdays ;)

Buyer Beware: Valleycliffe’s famous views of the Chief come with one small quirk: a bit more shade during the winter months. But ask anyone who lives here — it’s a fair trade. The towering granite face that defines Squamish is your daily backdrop, and the sense of place it gives this neighbourhood is hard to beat.

Perched above Valleycliffe, Crumpit Woods is a newer, sought-after neighbourhood known for its elevation, quiet, peaceful setting, and spectacular views of Stawamus Chief and Howe Sound. Catering to custom and luxury builders - these homes will have you wondering if there might just be an Architectural Digest tour online, or if you somehow just got teleported to the some of Whistler's most luxurious neighbourhoods.

Here’s the crux — before Crumpit Woods became known for its ultra-lux homes, savvy buyers were picking up lots for well under a million. Which, I know, sounds steep for bare land — but those same properties have more than doubled in just a few short years.
Real Estate Excellence
Defined by modern architecture and wide-open views, Crumpit Woods is home to some of Squamish’s most sought-after properties. The neighbourhood is filled with large single-family homes and thoughtfully designed new builds, many with big decks, outdoor spaces, and that signature West Coast feel.
